You do not have to be a resident to own property here but you have to be careful. Everyone will try to sell you real estate. You may do OK by buying directly from a property owner but at much higher risk. We always recommend that at least first-time buyers use a real estate agency.
A full service real estate will increase your chances of a successful purchase at a good price and minimum problems. A good realtor will ensure you have a reliable lawyer and that the title is checked back at least 31 years. There is no MLS here and some of the realtors are less than honest. For example, a few bad apples may receive a commission from the seller and still charge the buyer the full commission without disclosure.
In Granada there are several full service real estate offices. You will hear stories about problems with them but it is usually because due to their diligence, title issues or other problems are discovered. A good realtor will tell you when not to buy a property.
In Granada, there are a lot of sunshine realtors meaning it is not their occupation but when they find someone looking for property they will get involved for the quick commission. There is nothing wrong with using friends and acquaintances to buy property but they are less knowledgeable about the market and properties in general. If you needed your appendix removed, would you prefer a full-time doctor or a part-time doctor?
One other thing. There are very few exclusive listings here meaning every realtor in town may sell the same property.
Architects
There is a young professional licensed architect named Rodrigo Watson who produces a thorough professional set of house plans with dimensions in feet and meters that included everything you would get in the states....floor plan, roof plan, 3D elevations,etc. He speaks fluent English and understands what you want. His fees are quite reasonable and he is honest and a pleasure to deal with. He works the entire country of Nicaragua out of his office in Managua.
